The sash is an internal frame that moves vertically up and down in windows that open. This article will teach you how to do easy repairs to your sash.

Weather Stripping

Wood window sashes give an elegant look to your home. When properly maintained, they will last for years. However, they may become damaged or degraded as time passes due to exposure to elements and wear and tear. Fortunately, sash repair specialists can restore your windows back to their original condition and keep them looking fantastic for a longer period of time than replacement windows.

The first step for sash window repairs is addressing weather stripping, which can be found on both the sash and frame. It can cause drafts if it's worn or loose. To fix it, start by determining the brand of your window and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can purchase replacement weather stripping that matches.

Then, take it off and place it on a surface so that you can reach all four sides. If the sash is double-hung, you'll also need to remove the weights and their ropes that should have fallen into the pocket of the jamb liner. After you have removed the sash using the utility knife, take off the weather stripping from the old sash by hand or with a putty knife.

Once the sash is clear it is time to replace the parting stops. These are long pieces of wood that separate the two sashes. Pam prefers to replace them with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, however you can also replace them with scrap wood.

After removing the stopper and cutting it to length, apply a thin coat of glazing compound to the bottom of the sash. Smooth the compound with your putty tool and let it dry at least one day. When it's completely dried then apply a top coat of acrylic latex paint. This will protect the putty and give your sash a modern look.

Sash Hardware

The hardware that supports window sashes can wear out over time and use. This could result in windows or doors that is difficult to open or close. It's important to know that replacing and repair of this hardware is typically simple and inexpensive. If a sash becomes difficult to operate, try spraying some lubrication into the jamb channel, and then slide it open to see if it resolves the issue. If not, the problem is most likely due to the sash balance, and you'll need to remove the sash to gain access to this hardware.

Ideally, window sashes must move open and shut without effort, however, this can be a difficult task if the weights become worn or window repairs if the sash meeting rail isn't properly coated. This issue could be caused by various reasons such as an absence of maintenance or a mismatched weight rating.

If the hinges on a window begin to sag this could cause the sash to drag and eventually hit against the frame at the opposite corner (Photo 1). To remedy the issue, make sure that the sash is aligned in the frame opening and then remove it. If the sash has been attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash (Photo 3).

Windows that are old, especially in older homes, may be difficult to open and close due to sagging hinges and a general inefficiency. Many times, a few simple fixes can make these windows operate smoothly once more and save homeowners money on energy bills.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or just to ensure that the windows are functional and functional, replacing worn-out sash weights will improve sash operation and reduce energy costs. Sash weights consist of heavy lead or iron cylindricals that are contained in a concealed cavity and are connected via ropes to the movable upvc window repairs sash. These weights function as counterbalances, allowing you to open and shut the window without having to use mechanical or electrical devices. The sash weights are often neglected or ignored by homeowners and then turned into scrap when they break; therefore you might need to locate replacements.

It's not easy to retrieve an sash-weight which has fallen from the cavity, so you'll want to find one that fits correctly. You will also need a new piece of string, a length of sash cord, and a few sash pulleys to tie the new sash weights to the sash cord.

Mortise and Tenon joints can be used to join older wood windows. Hammers and pins can be used to remove the wood pegs holding the components together. Most of these pegs have an enormous diameter on one side and a smaller one on the other, so it is essential to remove the small-diameter sides first. Sashes made later in the century made use of glue instead of pegs. They can be separated by cutting the glue line with a knife, then tapping the mortised area loose using mallets.

Once the sash has been removed, you can take off the sash stops and access the weight pockets. Usually it is done by drilling an opening at the bottom of each jamb. This hole is covered with an unfinished wooden panel that can be removed to reveal the inner workings.

Once you have the sash stopped and the access panel removed, you'll be able to remove the weight of the old sash and replace it with the new. Be sure to weigh the sash first because the weights you have may not be the correct size. After the new weight is installed you can tie a string around it and thread it through the sash pulley. Then, attach the string to your boxed frame. Leave a few inches at the top of the string to allow future adjustments.

Sash Cords

In most old double-hung window, a chain or cord is attached to the weights. This helps keep the sashes in the jamb level. Over time these cords can break, making it impossible to raise the window. A new sash cable will restore the ability to move and lower the sash, and keep it in position when it is opened.

The first step to replace cords for sash is to locate and take out the access panels located in the jambs. These are usually nailed or screwed in and will require to be removed or moved. It is possible to take them out using the hammer or chisel however, it is best to lay out dust sheets before starting any work.

After removing the access panel, you are able to begin working on the sash. Take the narrow beads (also called "tie rails") out of their grooves with flat bar or chisel. They are typically wedged into or nailed, but they can be prised free and it's worth your time here. If the sash remains in place, pry out the mortise and the tenon joints by using the help of a hammer and pin or screwdriver, then remove the wood pegs attached to each piece. You should now be able to move the sash back and forth freely, though it may require lubrication if it feels stiff.

With the sash in an open position Take a measurement of the sash chain to reach from the pulley on the top of the jamb to the sash slot at the bottom. Cut the cord/chain and then fix it as described in Step 6 above. You can use a hammer and screws or nails, but nails are less likely to cause damage.

If you haven't purchased a kit that replaces the counterbalance system that was in place before, it is recommended to keep the original weights for balancing in place. It's not too expensive to purchase them from a salvage store and they will be easy to install once you've got the sash opened. Depending on the size of your window repairs one or two sash weights may be needed to keep the sash in an open position.Replacement-Doors-300x200.jpg
